The entire city will be studied as part of this effort. Some areas of the City will get deeper attention where a more clear vision and direction for redevelopment is needed.
Areas shown in the darker shade of green will be of primary focus whereas the lighter green areas represent existing established neighborhoods.
Visioning Areas
The following approximate areas have been identified for visioning as a part of this project: These areas were not studied in-depth as a part of Imagine Nashua, so we will take a closer look at these neighborhoods as a part of this planning effort.
Tree Streets Neighborhood
What is the future of the Tree Streets Neighborhood? Building upon the work completed in the 2012 Tree Streets Neighborhood Plan , a vision for the Tree Streets Neighborhood will be developed in a public process that kicks off on March 14, 2024.
Amherst St Between Broad St and Main St
What would you like to see on Amherst St between Broad St and Main St? We want to hear your ideas so we can establish a more refined vision for this area. Visioning work for this area will begin on March 11, 2024.
Target Redevelopment Areas
The following areas were identified as "Target Redevelopment Areas" as a result of Imagine Nashua:
Amherst Street West
Imagine Nashua Goals:
- Encourage a wider range of commercial uses, and mixed-use development
- Create mobility-oriented and multi-modal corridors
- Integrate landscaping and green infrastructure
- Activate ground-floor uses and commercial fronts (signage, diagonal parking)
- Greater density
- Relax minimum lot size, setbacks, frontage requirements
Broad Street
Imagine Nashua Goals:
- Leverage the relatively close proximity to Route 3 by up-zoning
- Consider form-based zoning to create a more coherent urban design
- Consider the balance of ground-floor retail vs ground-floor commercial/industrial
Daniel Webster College
Imagine Nashua Goals:
- Integrate the Daniel Webster site into its surroundings by developing an appropriately-scaled neighborhood.
- Create consensus on goals (since it is privately-owned)
- Consider Community-oriented programming
- Wetland-Woodland connection
- Consider potential uses that will benefit from airport-proximity
Main Street
Imagine Nashua Goals:
- Facilitate public realm expansion and improvement on Main St to maintain downtown’s commercial activity
- Incorporate protected bike lanes
- Incorporate green infrastructure
- Limit parallel parking
- Encourage quality infill
East Hollis Street
Imagine Nashua Goals:
- Placemaking and connectivity through Complete Streets Framework - a good hierarchy, walkability and intersection improvements
- Encourage a mix of uses on parcels in order to build on the mixed-use character of the district.
- Propose form-based code to ensure new development complements existing fabric
- Enhance riverfront access and utilize resilience planning
- TOD around potential commuter rail station
Daniel Webster Highway
Imagine Nashua Goals:
- Create a vibrant mixed-use corridor with residential optionality
- Adjust dimensional regulations to discourage auto-oriented development and encourage walkability.
- Plan for future transit-oriented development
- Conduct a corridor Analysis to understand future-use compatibility. (Market interest and commuter rail/pedestrian requirements)
- Reduce minimum parking requirements
Northeastern Boulevard
Imagine Nashua Goals:
- Allow for mixed-use industrial/commercial development requiring high-bay industrial space on the ground floor
- Create branding for the district and add signage at main intersections
- Explore potential infrastructure upgrades to support higher density development
- Consider reduction in parking requirements
- Allow light industrial usage (on ground floor) and commercial (on upper floors)
- Prioritize bike and pedestrian infrastructure and connection investments
Beazer Site
The Beazer Site was going through remediation during the Imagine Nashua effort, when it was designated a "Target Redevelopment Area."
Goals for this site:
- Create a community oriented multifamily residential development
- Encourage a mix of building types and require a percentage of affordable units
- Design a green ecological buffer
- Create green infrastructure networks
- Improve access to the site from the surrounding neighborhood
- Encourage public recreation activity along the waterfront
